First Impressions: Tidy up your front garden, cut the lawn, trim the hedge and make sure the path to the door is clear of rubbish and is weed free. Give your front door a wipe down and, if it needs it, get out the gloss and give it a lick of paint. It really is worth one effort. Stick to classic shades such as black and white or choose a period colour that matches the style of architecture.

Teen bedrooms: If the walls are plastered with posters, remove some to create a greater sense of space. Invest in stacking boxes with lids that can be used as a quick tidy solution before viewers arrive.

Small rooms: A long narrow mirror hung at chest height horizontally across the length of the wall in a small bedroom or box room can help to make it feel bigger and lighter. Painting the room cream or white and using blinds instead of curtains will also help to create a sense of space.

Creating an atmosphere: A roaring fire can make a room feel wonderful so, if you have one, make sure you light it. In the summer, fill it with candles. Fresh flowers brighten up a room and create a good impression; they also smell better than synthetic room sprays. Give your house a good airing to get rid of stale smells such as from cooking or pets – this can be massive turn off. Smells are more important than people think.

Heating: Put the heating on to make sure the house feels warm and cosy. No one wants to live in a place that has a damp chilly atmosphere.

Light: Clean your windows inside and out to let the maximum light into the house for daytime viewers. For nighttime visits, use sidelights to create a warm and inviting feel in living rooms and bedrooms.

After you: Always let viewers enter a room first. It will make it seem less crowded if you stay by the door and also gives them a bit of space to have a good look around.

DIY: Got a little list of jobs that need doing? If not, make a list. Then do them. Don’t leave jobs half done. Finishing touches are important and what people notice.

Viewing props: Think hotel style. Fluffy white bath towels and freshly laundered sheets will instantly smarten up a room.
